Washington Down Payment Assistance Explained: The 2026 Home Advantage Guide

Down payment assistance can feel confusing — so let's break it down. Here's how the WSHFC Home Advantage Program, Washington State's most popular down payment assistance option, actually works in 2026.

What is the Home Advantage Program?

The Home Advantage Program is run by the Washington State Housing Finance Commission (WSHFC). The most important thing to understand: it's not a grant. It's a second mortgage — a second lien tacked onto your first mortgage (FHA, VA, USDA, or conventional) that helps cover your down payment.

Key terms:

  • 0% or 1% interest rate on the second mortgage
  • No monthly payment — the second loan sits quietly alongside your first
  • 3–5% of the loan amount in assistance
  • Due in 30 years — a balloon payment triggered when you sell, refinance, or move out

The trade-off: the first mortgage carries a slightly higher interest rate to offset the no-payment second loan. In my experience, it's still one of the stronger DPA options out there.

Who qualifies?

  • Primary residence in Washington — you must live in the home; no second homes or investment properties
  • You don't have to be a current resident — relocating for a job? You qualify
  • No first-time homebuyer requirement — repeat buyers can use it too (great for co-signers no longer on a loan, or job transferees)
  • Credit score minimum 580 — subject to the first loan's credit approval (e.g., FHA)
  • Income limit: $215,000 statewide (2026) — robust enough to allow co-signers and multi-generational households

Is it right for you?

Ask yourself: does this home and loan fit your five-year plan? If you can see yourself in the home — the area, the job, the community — for the next five years, down payment assistance can be your path to wealth creation.

The Federal Reserve found that median net worth is 40× higher for homeowners than renters. Down payment assistance exists so that saving doesn't have to stop you from starting that wealth-building journey.
